6. In the event that the tenant decides to exercise the purchase option at the end of the lease term, the sale will be formalised for the agreed price of 90,000 euros.

7. If the purchase option is not exercised at the end of the lease term, the Tenant shall forfeit the rent paid and the deposit paid, without the right to reimbursement. He shall also forfeit the expenses paid for the management of the property.

8. The Lessee shall be responsible for all ordinary maintenance costs of the premises during the rental period.
